Advice onloft and side return rennovation costs please

Looking for general advice on renovation costs.

Been in current home for 8 years and did a loft and side return, now looking to potentially move and do the same again.

I’ve heard a lot about increases in costs and not really sure what the current realistic levels of various renovations might be.

This is all back of the envelope but pre-Covid a loft was between 60k and 90k depending on finish and bathrooms etc.

A side return was 80k to 150k depending on steels, kitchen fit out etc 

Basement 400k plus.

But I’ve no idea how these have changed - any general yardsticks would be great. 

I know it’s all about the detail but at the same time although you could get a loft for 50k pre Covid it almost always seemed to cost 70k plus!

Just trying to get rough ideas as we start to think about next steps…

We are having a loft and side return at the moment. We were quoted c£270k plus vat by several builders. Then you have to pay for new kitchens and bathrooms etc. for us it’s about £450k all in.

We are doing a kitchen + side return, multiple refurbishment of bathrooms and doing simple works in the loft (insulation, sky lights, building stairs up and cupboards - note that the loft space itself already exists and we’re not putting plumbing or anything in). We’ve received quotes from 600k to 1M. It’s a LOT. Good luck!

Hi,

Just jumping in as also interested in a view of costs.

From reading various articles online the advice seems to be that the average cost for a dormer loft conversion is circa £70k.

Is the view that this is widely off the mark then?
