Suggest you contact Northcote Music in Northcote Road - they will be able to help.  Also a if you 9 year old has a flute teacher, then he should be to help too.  It may be better to hire rather than buy to start with to see if it is a ong term interest.

I'm not, repeat not, a lawyer , but to be honest I think you may have a real problem getting ownership and that you really do need legal advice.  If your parents were prohibited from owning the house when it was bought then I think you will have trouble arguing that your mother can claim any title ...
